No removals company can give you an honest figure for a Newcastle house move without asking questions first. The price comes down to seven things: the size of your property, access at both addresses, the distance between them, how much packing you want, whether furniture needs dismantling, when you’re moving, and whether anything needs clearing before you go.
Anyone who quotes you a flat price without asking about those is guessing, and the figure will usually move once they see the job. Below is what each factor actually does to the cost, so you can read your quotes properly and compare them fairly.
The size of your property
This sets the two biggest costs on any move: how many movers you need, and how big a vehicle it takes.
A one-bed flat in Jesmond and a four-bed in Gosforth are different jobs, and not just by a bit. More rooms means more volume, which can mean a larger vehicle, a bigger crew, or a second trip. Bedroom count is a rough guide, but volume is what really matters. Two people in a three-bed with a full loft, a garage and a shed can easily have more to shift than a family in a four-bed who moved in last year.
When you request a quote, count the loft, garage, shed and any storage unit. Leaving those out is the most common reason a quote comes in low and the final bill does not match.
Access at both ends
Access changes how long the job takes, and time is what you are paying for.
Things that add time:
- Upper-floor flats with no lift
- Terraced streets where the van cannot park close to the door
- Long or stepped garden paths
- Narrow doorways, tight staircases and sharp landings
- City centre addresses with loading restrictions or permit-only parking
Newcastle has plenty of properties where the van simply cannot get near the front door. If the crew are carrying items 50 metres to the vehicle instead of five, that shows up in the hours. Tell your removals company about access at both the collection and delivery address when you ask for a price, not on the day.
If parking is going to be a problem, check whether you need a suspended bay from the council. That is worth sorting well ahead of moving day.
Distance between the two properties
Moving from Heaton to Fenham is a different job to moving from Newcastle to Cornwall.
Local moves are usually completed in a single day and priced around crew time and vehicle. Longer moves bring in fuel, driver hours and sometimes an overnight, which changes how the whole day is planned. Very long or international moves are quoted differently again, because the transport itself becomes a bigger part of the cost than the labour.
How much packing you want
You have three realistic options, and they sit at different price points:

Full packing costs more because it adds hours and materials. It also reduces the risk of breakages, since professionally packed boxes are packed for transit rather than for the cupboard. If you are short on time or moving with young children, it is often the option that pays for itself in stress alone.
Materials matter too. Free supermarket boxes tend to fail halfway up a staircase, and replacing a wardrobe costs more than the box would have.

Furniture that needs dismantling
Beds, wardrobes, large dining tables and some sofas often have to come apart to get out of one property and into the next. Flat-pack furniture in particular is not designed to be moved assembled.
This adds time at both ends, because the item has to be taken apart, transported and rebuilt. Most established removals firms include dismantling and reassembly as part of the service, but check whether yours does, because it is a real cost if it is charged separately.
Mention anything oversized when you get quoted: pianos,
American fridges, safes, gym equipment, garden furniture and sheds all need planning rather than improvising on the day.
When you are moving
Demand affects availability, and availability affects what you can book.
Fridays are the busiest day for house moves in the UK, because that is when most completions land. Month-ends, school holidays and the summer are busier periods generally. If your dates are fixed to a completion date, you have less flexibility, which is exactly why booking early matters more than trying to time the market.
If you do have flexibility, a midweek move is usually easier to schedule and gives you more choice of crew and date.
One more timing factor worth planning for: if your sale and purchase do not complete on the same day, you will need somewhere for your belongings in between. Ask whether the company has its own storage, because using a third-party facility usually means extra handling and extra cost.
Whether anything needs clearing
Clearance is a separate job from the move, and it is priced separately.
If you are leaving furniture behind, emptying a loft, or getting rid of things you have decided not to take, that involves labour, transport and disposal. It is not simply added to the removal for free. The same applies if you are clearing a property on behalf of a relative.
The cheapest version of this is dealing with it before moving day, because every item you do not take is volume you are not paying to transport. Sorting the loft six weeks out is genuinely one of the few ways to reduce a removals quote without reducing the service.
