What we do
Every property is different. Some need a full clearance; others need only certain rooms emptied or specific items removed.
We clear furniture, household contents and unwanted belongings, working room by room. Before anything is removed, we talk through what can be sorted for reuse, donation, recycling or disposal, so you understand where everything goes.
Through our partnership with Want Not CIC, suitable furniture and household goods are offered back to the local community rather than sent to landfill.
Sorting, reuse and responsible disposal
We do not simply empty a property into a skip.
Where items have value or could be used by someone else, we help you decide what to do with them:
- Furniture and household goods in good condition are assessed for reuse through Want Not CIC, a local community furniture shop serving Newcastle and the wider North East
- Items that cannot be reused are recycled where possible
- Remaining waste is disposed of in line with current regulations
If there are items family members want to keep, we can set those aside before the clearance begins. We can also arrange secure storage for belongings that are not yet ready to be parted with.
Working with solicitors and estate agents
We regularly work alongside probate solicitors, estate administrators and estate agents managing a client's affairs.
Our service is built around clear communication and reliable timings.
We provide straightforward quotations, keep to agreed dates, and update the instructing party at each stage. If a property needs to go on the market quickly, we can coordinate clearance, cleaning and preparation to a timetable that works for the sale.
Probate property cleaning and preparation
Once the contents have been removed, we can clean the property and prepare it for its next stage, often on the same day.
Our cleaning services range from a general tidy-up through to a full deep clean, including kitchens, bathrooms, vacuuming and dusting. We can also assist with light garden tidying and prepare the property for estate agent photography and marketing.
By combining clearance, cleaning and storage under one team, you avoid coordinating multiple contractors at a time when straightforward is best.
Items you may want to keep
Before any clearance begins, we advise families to walk through the property and identify anything they wish to hold back:
- Personal papers, wills and financial documents
- Jewellery, watches and small valuables
- Photographs, albums and family records
- Small pieces of furniture with sentimental value
- Items promised to other family members
We can set these aside in a separate area of the property before the clearance starts, so nothing is removed by mistake.
