How much does a house removal cost?

Nobody can quote a house move accurately over the phone, and any firm that does is guessing. What actually drives the price:

  • Volume — how much there is, not how many bedrooms the estate agent listed
  • Access at both ends — stairs, lift, parking distance, permits, narrow lanes
  • Distance — local moves are priced by the day, longer moves by the trip
  • Crew and vehicle size — two men and a Luton van, or four men and a 7.5-tonne lorry
  • Extras — packing, materials, storage, dismantling, weekend or short-notice dates

A word on that first column. A man-and-van is cheaper because you're buying labour and a vehicle, not a service — no survey, no protective materials as standard, usually no goods-in-transit cover, and no comeback. For a studio flat with a bed and four boxes, that can be the sensible choice. For a family home with a completion deadline and a chain behind you, it isn't.

Twenty minutes, free, no obligation. You get a fixed written price, a plan for the day and a confirmed arrival window.

Full pack — we arrive the day before and pack everything, room by room, labelled and inventoried. Part pack — we take the jobs people dread: kitchen, glassware, artwork, mirrors. Self pack — we deliver boxes and materials a week or two ahead and collect what you don't use.

Floor protection goes down through the walkways of both properties before anything is carried. Mattress bags, sofa covers, TV boxes and picture covers go on at your old address, not halfway through the load.

Heaviest and largest first, weight low, straps between layers. Furniture is dismantled here, fixings bagged and labelled so reassembly isn't a guessing game. Boxes are loaded by destination room, which is why unloading goes quickly.

One correctly sized vehicle, so you're not paying for a half-empty lorry or waiting on a second trip. For local moves the crew that loaded is the crew that unloads — nothing is transferred between vans or left at a depot.

Tyneside flats and upper flats — shared stairwells, tight turns, and the occasional sofa that has to go out through a window. We assess this at survey so nobody discovers it at 9am.

Terraced streets with no driveway — we'll advise on whether you need a permit or a bay suspension from the council, and factor the carry distance into the crew size rather than the timesheet.

City-centre apartments — lift bookings, loading bay slots and concierge access all need arranging in advance. We handle the building management side if you'd rather not.

New-build estates — unfinished roads, restricted delivery hours and site rules. We've worked most of the big North East developments and know which ones need a 7:30am start.

Rural Northumberland and County Durham — single-track access and low bridges mean vehicle choice matters. Sometimes it means two smaller vans instead of one lorry, and we'd rather tell you that at survey.
